Buyers, Don't Do These 4 Things During The Home Inspection

Big or small, buying our own house by our own funds is one of the biggest purchases one can ever make. It’s a different peace, relaxation in our own house; you can understand it better if you are rented on another house. We all are enthusiastic to get the best possible housing deal and to achieve that target we majorly focus on the one aspect that ‘what should be done during the home inspection’. But to get the complete and successful inspection you must remember the things you shouldn’t do at the time of home inspection too. We often follow the list of ‘dos’ but rarely focused on ‘don’t’. Both inspecting approaches are important and you will understand ‘why’ after reading this article.
Here I am providing you 4 must do things that you shouldn’t do during the home inspection:-

Hire Him According To His Qualities, Not By His Cost
According to the top realtor the worst thing you do when you select the home inspector by his price. You will need someone who uses the latest technology and tools backed by years of experience. If you are hiring online, their reviews, past transaction list will make your selection easier & better. Don’t compromise for some bucks, as it’s a one time deal and should be done in a way that can give you a great level of satisfaction in the long run. Proper and a profound research on finding a home inspector is a must. Ask every important question related to his profession like how many home inspections you have done, what are the major improvements you locate during the inspection, ask about his education and certifications etc. During the search, if you found out that he is bit pricey don’t get hesitate to pay him as with his huge experience he can save your thousands of dollars on the deal.

Your Presence Is Must Get The Full Picture Of Your Home
Although not mandatory but ask yourself it’s your home, your investment don’t you think you should attend or available during your home inspection. Attend home inspection and try to analyze according to your knowledge, need, and requirements but don’t put your observation forcefully to the inspector. If you have some opinion related to the inspection let the inspector know after his work. He will definitely have some conversation where you both can share your opinion.

It Involves The Probability Of Success And Failure
The third most important point is, expect the inspection to pass or end in tears. The home inspection is a vital part of housing process. It’s not simply an assessment of home’s condition but it is more than that. If it's favorable to home Sellers than deal will be done otherwise it can move the home buyers to the next house. Even buyers and inspectors both know that it’s not a new home, repairs and up gradations might be required. But the degree of repair work can be estimated after the home investigation. So chances of the pass and fail are 50 -50. But chances of being unsuccessful can be reduced if you hand over the list of repairs and upgradations to the inspectors and sellers are also ready for working on that.

Your Presence Is Must And Your Silence Too

The last thing is not to follow the inspector around.  They have their own process or technique or steps to inspect one by one. Leave them alone; give them their own time & space to inspect as perfectly as they can. And don’t tell them, don’t instruct them what they should do in the processing, this can be little disrespectful and they may lose the enthusiasm of the project. They are professional and know their work better than us. Involve only when it’s required otherwise you could end up missing something they have listed in their process.
